DSCR loan vs conventional investment property loan: which is better?
A conventional investment loan usually has the lower rate, often by 0.5 to 1.5 points, but it requires full income documentation, personal vesting, and a cap of ten financed properties. A DSCR loan costs more and skips all three, so the right choice depends on whether your tax returns support the payment and how many properties you plan to hold.

| Conventional investment loan | DSCR loan | |

Ranges vary by lender.
When conventional wins
You have clean tax returns that show enough income to carry the new payment along with your other debts, you own fewer than ten financed properties, and you are comfortable holding title personally. The rate savings on a $400,000 loan can be $2,000 to $6,000 a year.
When DSCR wins
Your tax returns show low income because of depreciation and write-offs, you are self-employed with a short history, you already have several financed properties, you want the property in an LLC, or the income is short-term rental. DSCR also wins on speed and paperwork: no tax returns, no employment verification, and no debt-to-income calculation.
The mistake to avoid
Many investors assume conventional is off the table because they are self-employed, or assume DSCR is always more expensive. Neither is always true. Run both. A conventional lender can often use two years of returns with add-backs for depreciation, and a DSCR lender's rate at a 1.30 ratio and 740 credit can be close to conventional pricing.
A common sequence
Use conventional loans for your first properties while your returns support them, then move to DSCR as the count grows or as you shift into an LLC structure. Some investors refinance early conventional loans into DSCR later to consolidate everything under entities.
