How long does an SBA loan take to close?
An SBA 7(a) real estate loan typically closes in 45 to 90 days and an SBA 504 in 60 to 120 days, with the appraisal, the environmental report, and the SBA authorization as the long steps. Preferred lenders that approve without sending the file to the SBA run at the short end; a complete file on day one is the single biggest factor you control.
The timeline
| Step | 7(a) | 504 |
|---|---|---|
| Application and pre-qualification | 1 to 2 weeks | 1 to 2 weeks |
| Lender underwriting and credit approval | 2 to 4 weeks | 2 to 4 weeks (bank and CDC in parallel) |
| Appraisal and environmental (Phase I) | 3 to 5 weeks, overlapping | 3 to 5 weeks, overlapping |
| SBA authorization | Same day with preferred lenders; 1 to 3 weeks otherwise | 2 to 4 weeks through the CDC |
| Closing | 1 to 2 weeks | 1 to 2 weeks for the bank; debenture funds 30 to 60 days later |
| Total | 45 to 90 days | 60 to 120 days |
Ranges vary by lender.
What shortens it
A preferred lender. Lenders with delegated authority approve without sending the file to the SBA, which saves one to three weeks on 7(a).
A complete file. Three years of business and personal tax returns, year-to-date financials, a personal financial statement, a business plan or projections if the business is new, the purchase contract, and entity documents, all on day one.
Ordering the appraisal and Phase I early. These are the long poles. Ask the lender to order them at credit approval, not after.
Clean environmental history. A Phase I with no findings closes on schedule. A finding triggers a Phase II and adds four to eight weeks.
Responsive answers. Underwriters ask questions; same-day answers keep the file moving.
What slows it
- Environmental findings.
- Appraisal disputes or values below the contract price.
- Missing tax returns, unfiled years, or tax liens.
- Complex ownership: multiple owners, trusts, or affiliates that each need documentation.
- Construction projects, which add plan review and budget approval.
- Purchase contracts with short contingency periods that force extensions.
Protecting the purchase contract
Negotiate a financing contingency of 60 to 90 days on an SBA purchase, and put the appraisal and environmental timelines in it. Sellers who understand SBA timelines will agree; sellers who do not may need a larger deposit.
The 504 debenture gap
On a 504, the bank closes and funds an interim loan for the CDC portion. The debenture funds 30 to 60 days later and pays off the interim. You are not waiting to take ownership, but the fixed rate locks at debenture funding.
How CommFi handles it
Our lending desk assembles the file before it goes to a lender and orders the long-lead items early. SBA loans fund through approved lenders that differ widely on speed, so the desk searches a database of 7,000+ lenders and puts the file in front of preferred lenders active in your industry, and they compete. Zero upfront fees.
