    Mixed-Use Financing

Mixed-use loans finance buildings that combine residential and commercial space. The balance of uses, tenant mix and operating income help determine whether a specialist rental, commercial or owner-user structure is appropriate.

    Who it fits

Apartments over retail, live-work configurations and other legally permitted combinations of residential and business space.

    Work through the numbers

    A practical example

Illustration: a six-apartment building with a vacant ground-floor shop has two distinct income stories. The lender may underwrite current apartment income while applying vacancy, re-leasing costs and a conservative rent assumption to the shop.

    What to have ready

    • Unit and square-footage breakdown by use
    • Residential and commercial leases with rent roll
    • Zoning/use documentation, operating statements and expenses

    Questions, answered.

Start with the financing mechanics, then look at the details that can change your actual terms.

Is mixed-use financing residential or commercial?

It depends on the lender and the property’s composition. Unit count, floor area, income allocation and legal use can all matter. Start by documenting those facts; a street-level retail space can change which lending programs are available.

Can a DSCR lender finance a mixed-use building?

Some specialist programs consider mixed-use collateral, but many one- to four-unit DSCR products do not. Confirm the permitted commercial percentage and income treatment. Do not assume a residential rental quote carries over to mixed-use property.

What if the commercial unit is vacant?

Vacancy can reduce current loan proceeds and create a need for reserves, leasing costs or bridge financing. A signed lease may help, but the lender can still examine tenant strength and the time until rent actually begins.

Can SBA financing work for mixed-use?

Potentially, when an eligible operating business satisfies the applicable occupancy and program rules. A passive rental investment is a different situation. Document the space your business occupies and have the lender evaluate the full ownership and use structure.

What makes the appraisal more complicated?

The valuation needs to account for different uses, tenant types, lease terms and expense allocations. Comparable properties may be less uniform than for a standard rental. Clear area measurements and complete leases help the appraiser understand the asset.

What should I send CommFi to evaluate my scenario?

Start with the property or equipment details, transaction amount, intended use and timing. Include the documents listed above when available. CommFi can then assess the financing route and request scenario-specific terms. A pre-qualification is preliminary; appraisal, documentation and final lender approval can change the result.

    Go a little deeper

Headline terms are illustrative best-case program features for qualified scenarios, not a loan offer or a confirmed CommFi lender commitment. Availability, proceeds and pricing depend on the lender, borrower, collateral and final underwriting. Maximum leverage, lowest pricing and fastest closing may not be available together.
