Rental & refinance

    Cash-Out & Bridge-to-Perm

A cash-out refinance replaces existing debt with a new loan and may return usable equity after payoff and costs. A bridge-to-permanent strategy aims to move a completed, stabilized project into a longer-term loan.

    Who it fits

Investors with completed improvements, supportable income and sufficient equity after the proposed refinance.

    Work through the numbers

    A practical example

Illustration: a hypothetical $420,000 new loan less a $350,000 payoff and $15,000 of closing costs, escrows and charges leaves $55,000 before any additional holdbacks. Use an itemized settlement estimate to calculate usable proceeds.

    What to have ready

    • Current payoff and existing loan terms
    • Updated leases, income, expenses and insurance
    • Improvement records, ownership timeline and entity documents

    Questions, answered.

Start with the financing mechanics, then look at the details that can change your actual terms.

When can I refinance a completed renovation?

Timing depends on ownership and value seasoning, property condition, rental documentation and the lender’s rules. Some programs recognize improved value sooner than others. Ask which value basis will be used before relying on a particular cash-out amount.

What if the appraised value is lower than expected?

The loan may shrink, which can reduce cash-out or create cash needed to retire the current debt. Test a lower-value scenario before committing to the exit. A refinance should not depend entirely on the most optimistic appraisal.

Does an improved property automatically qualify for DSCR?

No. It must also satisfy rental-income, payment, credit, reserve and property requirements. A high completed value with insufficient rent can still fail the proposed debt-service test. Evaluate both collateral and cash flow.

    Is bridge-to-permanent financing one loan?

Sometimes a lender offers a structured transition, but many strategies involve two separate loans and approvals. Clarify whether takeout terms are committed, what conditions remain and whether a second closing and additional fees apply.

What should I check on the loan I am paying off?

Request a current payoff, review prepayment charges and confirm maturity and extension dates. Include accrued interest, release fees and any other costs. These amounts determine the real benefit of refinancing.

Can I refinance only to improve the structure?

Yes. A rate-and-term refinance may target a better payment, longer maturity or different recourse and amortization even without taking cash out. Compare total costs with the value of the new structure over your expected holding period.

What should I send CommFi to evaluate my scenario?

Start with the property or equipment details, transaction amount, intended use and timing. Include the documents listed above when available. CommFi can then assess the financing route and request scenario-specific terms. A pre-qualification is preliminary; appraisal, documentation and final lender approval can change the result.
