    Rental Portfolio Loans

Rental portfolio financing can place several eligible investment properties into one financing structure. It can simplify a scattered-site portfolio, but the release terms are just as important as the combined interest rate.

    Who it fits

Investors with multiple rentals, consistent property records and a plan for holding, selling or expanding the portfolio.

    Work through the numbers

    A practical example

Illustration: selling one house from a blanket loan may require more than paying off that house’s proportional balance. A release premium and remaining-portfolio coverage test can reduce the cash available from the sale.

    What to have ready

    • Property schedule with values, balances and ownership
    • Property-level rent rolls, leases, taxes and insurance
    • Operating history, liquidity and entity documents

    Questions, answered.

Start with the financing mechanics, then look at the details that can change your actual terms.

Why use a portfolio loan instead of separate DSCR loans?

A combined structure may simplify payments and help finance several properties together. Separate loans can provide more independent sale and refinance flexibility. Compare the administrative benefit with release conditions, fees and how each option treats weaker properties.

Does one strong rental offset a weaker property?

Sometimes, but lenders may also impose property-level eligibility or coverage tests. A portfolio with positive combined cash flow can still have excluded collateral. Supply both individual and consolidated information so the lender can identify the actual financing pool.

Can properties be in different states?

Some lenders support scattered-site portfolios across multiple markets; others restrict geography. State-specific documentation, property management and closing costs can also matter. Confirm eligibility for every address before treating the portfolio as one approved transaction.

    What is cross-collateralization?

Several properties secure the same obligation. A default can affect more than one asset, and disposing of one property may require lender approval. Understand the collateral package and release mechanics before consolidating existing loans.

Can I add or remove properties later?

Only if the documents permit it and the lender’s conditions are met. Ask about substitutions, minimum remaining balance, release prices and underwriting requirements. A portfolio loan is not automatically a revolving credit facility.

What should I send CommFi to evaluate my scenario?

Start with the property or equipment details, transaction amount, intended use and timing. Include the documents listed above when available. CommFi can then assess the financing route and request scenario-specific terms. A pre-qualification is preliminary; appraisal, documentation and final lender approval can change the result.

Published references checked September 26, 2026. Third-party examples describe market programs and do not establish a CommFi lending relationship or guarantee availability.

Headline terms are illustrative best-case program features for qualified scenarios, not a loan offer or a confirmed CommFi lender commitment. Availability, proceeds and pricing depend on the lender, borrower, collateral and final underwriting. Maximum leverage, lowest pricing and fastest closing may not be available together.
