    SBA 7(a) Loans

SBA 7(a) financing can support several needs of an eligible operating business within one transaction. Uses can include business real estate, equipment, an ownership change and working capital, subject to program and lender requirements.

    Who it fits

Qualifying operating businesses with a documented use of funds and capacity to repay.

    Work through the numbers

    A practical example

Illustration: a business needs funds for a building purchase, equipment and working capital. A 7(a) review considers the eligible combined uses and business repayment capacity; a real-estate-only quote would not answer the entire financing need.

    What to have ready

    • Business financial statements, tax returns and debt schedule
    • Ownership details and personal financial information
    • Purchase agreement, use-of-funds breakdown and business plan

    Questions, answered.

Start with the financing mechanics, then look at the details that can change your actual terms.

How is 7(a) different from a property-only loan?

The operating business and its ability to repay are central. A transaction can involve several eligible business uses instead of just collateralized real estate. The lender will review how those uses affect cash flow and the business after closing.

Is 7(a) suitable for a passive rental property?

Do not assume so. Passive real estate investment generally calls for a different financing route. Certain operating-business and property-holding structures need detailed eligibility review. Explain exactly who operates the business and who owns and occupies the property.

Does the SBA guarantee protect me from repayment?

No. The SBA guaranty supports the lender under program conditions. The borrower still owes the debt, and required personal guarantees and collateral obligations remain relevant. Review the loan and guaranty documents with your advisors.

Is a 10% down payment always enough?

No universal down payment applies to every 7(a) use or borrower. Equity depends on transaction type, program rules and lender requirements. Get a written cash-to-close estimate that includes any required contribution, fees and post-closing liquidity.

Why can an SBA application take longer?

A complete review can include business financials, ownership eligibility, use of proceeds, valuation and transaction documents. Identifying missing items early helps. Avoid committing to an unsupported funding date before the lender has reviewed the file.

What should I send CommFi to evaluate my scenario?

Start with the property or equipment details, transaction amount, intended use and timing. Include the documents listed above when available. CommFi can then assess the financing route and request scenario-specific terms. A pre-qualification is preliminary; appraisal, documentation and final lender approval can change the result.

Headline terms are illustrative best-case program features for qualified scenarios, not a loan offer or a confirmed CommFi lender commitment. Availability, proceeds and pricing depend on the lender, borrower, collateral and final underwriting. Maximum leverage, lowest pricing and fastest closing may not be available together.
